Job Specification - Senior Sales Manager

About us:

We are a Registered Provider of affordable housing, and based from our HQ in Central London, we acquire, own and manage affordable housing with shared ownership being our main area of focus.

What we do:

Operating across the South of England, we are specialists in s106 schemes and grant led schemes between 5 – 50 units. Whilst larger Registered Providers (RPs) are reluctant and often unwilling to take on smaller s106 schemes, at St. Arthur Homes, we specialise in them, offering a strong offering to the market.

 

We have worked hard to establish good relationships with Local Authority partners. Across the South of England, we work with Local Authorities in Southampton, Eastleigh, Portsmouth, East Hampshire, Chichester and New Forest. In London, we work with Local Authorities in Elmbridge, Sutton and Hammersmith and Fulham, Hillingdon, Harrow, Ealing and Enfield amongst others. In all cases, we work closely with our partner authorities to deliver affordable housing, frequently on sites were more traditional Housing Associations are not willing to get involved.

 

We assess all sites on their respective merits, taking a long-term commercial view. We do not set size thresholds on the opportunities we will take on. As a Registered Provider of affordable housing, we are governed by the Regulator of Social Housing (RSH) and we fully comply with the obligations in most s106 agreements.

Our plans:

We are an ambitious, entrepreneurial organisation with big plans. We aim to own and manage 2,000 homes within the next 3-5 years. We have a strong pipeline and are growing quickly and as a result we now require an experienced Senior Sales Manager to join our team and help us drive that growth and achieve our goals.

The Role:

You will head up the Sales & Marketing function at St. Arthur Homes and will be responsible for setting up this key department using your extensive experience, entrepreneurial approach, and knowledge of the residential property sales space.

  • Define and implement the overall sales and marketing strategy for St. Arthur Homes

  • Create and deliver site specific sales and marketing strategies

  • Input expertise on propose schemes and pipeline developments in partnership with the Development and Partnerships Directors and the CEO

  • Provide strong and accountable management of external sales agents

  • Grow the sales & marketing team in line with business growth; recruiting, training and developing team

  • Deliver first class customer service at all times, and drive this in your teams

  • Actively build the St. Arthur Homes brand identity

  • Ensure consistency of all branding, marketing and advertising material, including sales literature and site signage

  • Track sales to achieve targets and produce regular sales reporting data

  • Liaise with all relevant parties to ensure sales are exchanged and completed within agreed deadlines

  • Provide clear overview on targets and financial parameters within which external (and in due course internal) sales team works and liaise with the financial controller

  • Carrying out market research on competitors’ product to keep up to date on market demands, product innovations and sales pricing

  • Providing advice and recommendation on product specification, potential enhancements and innovation

Track record:

  • Proven track record of delivery as a Sales Manager within an established residential developer, with a detailed knowledge of the residential sales market

  • Ideally a good understanding of the shared ownership product, its regulation, compliance and demographic, with a private sale approach to achieving sales

  • Strong track record in managing multiple, dispersed sales sites and the successful delivery of sales targets

  • Track record of building teams which deliver on sales targets and achieve high levels of customer service experience

  • Strong communication skills with all audiences and stakeholders 

  • Ability to manage a CRM system

  • Experience of working with local authorities and similar bodies to build relationships and achieve goals

  • Experience in delivering sales programmes in new ways in order to deliver successful sales programmes in changing markets
